3 top tips for making the most of Boxing Day traffic


You’re Estate agents, so you don’t need us to tell you that Boxing Day is the busiest day of the year when it comes to people looking for properties. But every year we see so many agents letting stampedes of digital traffic pass them by. As we’re already in December we don’t want to overwhelm you with a ginormous strategy it’ll be impossible to get in place, but here are our 3 top tips for bossing Boxing day.

Schedule posts

First up, make sure you’ve got Boxing Day posts scheduled. We often talk about how having a variety of posts is important, but on Boxing Day it’s not just acceptable, it’s encouraged, to schedule multiple property posts showcasing the properties you have on your books. Make sure you schedule them to appear throughout the day, so you don’t overwhelm your followers’ social feeds!

Remember to think about where you’re posting to:

Extremely well-presented homes tend to do best on Instagram if you have some gorgeous photos of a house, pop them into your feed for people to flick through in the post-Christmas haze. Do you have a historical property with a back story? Did someone famous used to live next door? Pick one photo and post it to Facebook with the accompanying tale, and make sure you link back to the property listing on your website!

Capture emails

Can you afford to miss out on capturing email leads?

Whilst people are busy online, it makes sense to take the opportunity to expand your database. Make sure you have a clear direction on your website, signposting people to fill in a form if they can’t find what they’re looking for in your property listings. Follow-up when you return to the office, have a chat, and find out what they are looking for. Don’t let their details sit stagnant in a dusty mailing list, start building that relationship from the get-go!

Create a Facebook ad

You could even make this a page on your website and create a Facebook ad leading to it which is targeted to people in your area who are looking to buy.

Facebook allows you to set up audiences, so you can target your ads to the people you wish to see them most. Do you have a flat perfect for young professional first-time buyers? As an example, you could create an audience for 18-35-year-olds in your local area who are in a couple but don’t have children to reach people you think would be interested.
